Buying your first home can be a challenging experience, but the Australian Government and various state and territory governments offer grants, subsidies, and concessions to help make homeownership more accessible. This page will provide you with an overview of the most common grants and financial support schemes available across the country.

First Home Owner Grant (FHOG)

Financial support for eligible first-time buyers purchasing or building a new home.

Stamp Duty Concessions

Reduced stamp duty or exemptions for first-home buyers meeting specific criteria.

First Home Loan Deposit Scheme (FHLDS)

Allows eligible first-home buyers to purchase a property with a low deposit without paying Lender’s Mortgage Insurance (LMI).

Regional Home Building Boost Grants

Additional grants for eligible new home buyers building or purchasing a home in regional areas.

Shared Equity Schemes

Government co-ownership schemes to help low- and moderate-income earners purchase a home.

First Home Owner Grant (FHOG – Victoria)

Grant Amount: $10,000

Eligibility:

  • Available for new homes only valued up to $750,000.

  • Includes newly built homes, house-and-land packages, or off-the-plan purchases.

  • Applicants must live in the home for 12 months within 12 months of settlement or construction completion.

  • Must be 18+, and be an Australian citizen or permanent resident (or applying with one).

  • Neither applicant nor their spouse/de facto partner can have owned residential property in Australia previously.

First Home Buyer Stamp Duty Exemption / Concession (Victoria)

Benefit:
Full or partial stamp duty exemption/concession for eligible first home buyers purchasing a new or existing home, or vacant land to build on.

Eligibility:

  • Full stamp duty exemption for homes valued up to $600,000.

  • Concessional stamp duty rates apply for homes valued between $600,000 and $750,000.

  • Applies to both new and existing properties.

  • For vacant land, stamp duty is based on land value only.

  • Applicants must occupy the property as their principal residence for at least 12 continuous months.

  • Must be an Australian citizen or permanent resident purchasing their first home.

Benefit:
Buy a home with as little as 5% deposit without paying Lenders Mortgage Insurance (LMI).

Eligibility:

  • Must be a first home buyer or not have owned property in the last 10 years.

  • No Income Caps: First Home Buyers with higher incomes can access the Scheme.

  • Must live in the home as your principal residence.

  • Property price caps apply. VIC – Capital City and Regional Centre $950,000 and VIC – Other $650,000. 

  • Unlimited places for all Australian first home buyers who have saved 5% deposit. 

Benefit:
Withdraw up to $50,000 from voluntary super contributions to use as your first home deposit.

Eligibility:

  • Must be purchasing a first home to live in, not an investment property.

  • Can release up to $15,000 per year, max $50,000 total.

  • Must occupy the home for 6 months within the first 12 months of ownership.

  • Age 18+.

  • Additional super rules apply depending on contribution type.
